Property Management — Johnson County, Kansas
Your rental,
run like a system.
Better Home Manager looks after single-family homes and duplexes across Johnson County. It is run by one person, Dennis Mak, whose background is industrial engineering — so the scheduling, the vendor chasing and the paperwork get treated as a process, not as interruptions.
No set office hours — problems at a rental do not keep them either. Call or email whenever something comes up.
How it works
01
Walk the property
We start at the house. A documented condition review, a realistic rent range based on what comparable homes nearby are actually leasing for, and a short list of what is worth fixing before it goes on the market — and what is not.
02
Place the tenant
Listing and photos, showings, and written screening criteria applied the same way to every applicant. You see the file and the reasoning before anyone signs.
03
Run the month
Rent collection, maintenance requests triaged as they arrive, coordination with local trades, and seasonal checks that catch small problems while they are still small.
04
Report back
What happened at the property, what it cost, and what is coming next — in plain language. You stay informed without being the one on call.
Where this started
Looking after family homes,
then everyone else’s.
Dennis Mak started by managing property for his own family. It turned out that the parts most owners dread — chasing contractors, keeping records straight, staying on top of what needs doing before it becomes urgent — were the parts he actually liked.
Better Home Manager is that same work, offered to other owners in Johnson County. When you call, you reach Dennis Mak. There is no call center and no account rotation.
What you get
An engineer’s process
Turnovers, inspections and repairs follow documented steps in a set order, so the same things get checked at the same points every time — not whenever someone remembers.
Informed, not involved
You get a clear picture of what is happening at your property and what it cost, without the 9pm phone call about a failed water heater.
Houses and duplexes
Single-family homes are the focus and duplexes are welcome. Apartment buildings and larger multi-family properties are not something Better Home Manager takes on.
Serving all of Johnson County
One county, covered properly.
Working a single county is deliberate. It keeps drive times short enough to see a property the same day when something goes wrong, and it means knowing what a street actually rents for rather than guessing from a spreadsheet.
